Let's see the amount of allowed construction, what the wife's wants may be in terms of rooms, halls, and a basement for Ramadan gatherings, the essential grandfather's diwaniya, and two apartments upstairs for the children when they grow up. Until that date, he can rent each unit for 500 dinars, for a total of 1,000 dinars, to help with household expenses or pay off part of the debts. If the government gives him 400 square meters, with a construction rate of 210%, he is entitled to 840 square meters. As I remember, he is entitled to an additional 120 square meters and a basement equal to the land area, so his authorized building space becomes 1,360 square meters with medium-level finishing. If we assume that the contractor was, as it is said, "honest" and the wife did not interfere with any change orders, which are considered the "contractor’s main profit," and everything was in order, your house will cost no less than 230,000 dinars at today’s prices; do not take into account the advertisements you read in newspapers and on Instagram. This is like what I mentioned above. This is the cost of a house whose finishing is very average, if it is not modest. Of course, dear citizen, you are still required to have furniture, curtains, carpets, televisions, kitchen equipment, electrical appliances, and do not forget the lighting and pendants. For these needs, you need at least, at the lowest prices, an amount of not less than 30 thousand dinars. Well, how much was it? I'm telling you, 260 thousand dinars, and thus that family will have a deficit of 70 thousand dinars in the best case. Dear Citizen, where did you get the money to pay for this deficit? This is the question I want you to discuss with your family in a non-emotional setting to try to find an answer to. You are now, as it was said, "at the beginning, and you are not trapped yet." Remember how many years you will have to pay installments to the banks, and if you ask me, is there a solution? My answer is: Yes, there is a solution, and it is possible to complete your house according to your budget, but let me explain it to you in more detail. The area of 1360 square meters greatly exceeds your needs and the needs of your future family. I want you to visualize the spaces according to their use. If you reduce the buildings to an area of 400 square meters, you will have a proper yard to enjoy it in the wintertime, a nice garden, and side bounces that let the sun into the rooms. Dear Citizen, you should know that a skilled engineer can fulfill all your needs for rooms, halls, and apartments while providing that space without making you feel its shortage. For example, the area of the hall, which is 40 square meters, if it becomes 30 square meters, will not make a big difference. As well, if the bedroom becomes 25 square meters instead of 30 square meters, it will not make a big difference either. Also, it can be furnished more easily. The result of this work is to save an amount of at least 70,000 dinars, which is the amount of the above-mentioned deficit. The intent here is that achieving your requirements can be done with a little measure, conviction, and a skilled engineer. The smaller the building area, the lower the cost and the less electricity used, and we cannot neglect that, with this, the need for servants will be reduced too, and we will continue in the next article.
